The first common question is: Are you a custom or semi-custom builder?
We are a custom builder. Semi-custom builders typically have a plan book where you can select a floor plan and modify it somewhat. Semi Custom builders also have a very rigid list of feature specifications they stick to and charge a high rate to upgrade from this. As a custom builder, we don’t force you to pick a pre-fab plan. We start with a survey, a walk through of the lot and surroundings, and your design questionnaire. This allows you to have a truly custom home that maximizes your location and what is important to you.

How much does a custom home cost with Alleanza?
There are so many variables that can affect this including the layout, lot size, home size and features making this a really is a difficult question to answer without more facts about what we are building. With that being said, our general price range is typically $180 - $230 per living square foot.

Are you a cost-plus or fixed-price builder?
For those who do not know, these are two common pricing methods in the building world. We offer both options to you and we have different pricing models for both of these pricing methods. There are pros and cons of both methods for our clients so we talk to our clients about these advantages and disadvantages and allow them to choose which method they are most comfortable with. How long does the process take?
There are multiple steps to the process starting with the Architectural process which typically takes about 2-3 months depending on the complexity of the home and your decisiveness. Engineering, HOA Approvals and City Permits generally take about 2-3 months. The longest and most exciting phase is the Construction phase which takes about 8-10 months. All total the process takes about 12-16 months from the time you say build me a home to the day we are giving you the keys.

This is a good opportunity to describe our philosophy on how fast a custom home should be built. At Alleanza, we like to maintain a steady forward-moving pace. When a home progresses too slow our team loses focus and the performance suffers. Conversely, if we go too fast, our work ends up sloppy and mistakes occur. Over time, we have determined that a steady, always forward moving pace builds the best homes and leads to the most pleased clients.

How long have you been in business and how large is your company?
Our company started in 2007 and we are a proud member of the Better Business Bureau with an A+ rating. This year we are proud to be starting our 50th custom home. This type of experience and track record allows our customers to be confident they are building with a reputable builder who has the experience and staying power to deliver a quality home and stand behind it afterwards.

Our company is medium sized with 6 employees. This size has some unique advantages to our clients. At Alleanza, we build with a team approach so multiple sets of eyes are on our homes allowing us to perform quality control at a high level. This size also allows us to offer a very high level of personal attention to our clients while having our team members bring their individual strengths to the project, thus significantly improving our clients experience and the finished product.


Truthfully, we do not get asked this final question very often but we wish we did because we are passionate about the answer.

Why do you do this?

We love building custom homes for two reasons. First, it is extremely invigorating to work with your hands and your mind to create a home for someone and see the process through from start to finish.

Second and most important, it is very rewarding and satisfying to initially earn our clients trust, to deliver on that trust, and to enjoy the relationship that exists afterwards as a result. Earning and delivering on someone’s trust is always rewarding but doing so with their home, the place where they enjoy their loved ones, raise their families, or spend their retirement is rewarding on a very high level. A home is a special place and has a special place in our hearts and minds. To be able to provide that special place for our clients in the way they hoped for is a unique privilege.
